Marketing
We can offer your marketing through Zoopla and OntheMarket. Furthermore, all sole agency instructions receive professional photos, floorplan and a video walkthrough, ensuring potential tenants can see the potential of what you are offering.
Offer
We will formalise any offer to you in writing and take the equivalent of one week’s reservation deposit, allowing us time to conduct the references.
Referencing
All tenants are referenced through Homelet, credit check, employers reference, landlord references and right to rent checks. These checks should be finalised within one week of taking the deposit.
Contracts
We will supply an up to date Assured Shorthold Tenancy agreement that includes all current legislation and will arrange for this to be signed by all parties.
Deposit
We will lodge the deposit, a maximum of 5 weeks rental, with the DPS.
Legislation
We can help arrange the Gas Safety Certificate, Electrical Certificate and Energy Performance Certification so you will comply with current legislation.
Tenant information
Registering
By offering us as much information as possible, we can ensure you get the most from your experience. Registering – give us all information that helps us help you. Property to sell or first time buyer. Moving for schools, which ones? Upgrading for a bigger property, want a garden, a garage – or downsizing from a family home into a flat.
The more information about the property you are looking to rent, the better.
Position
When can you move? Do you have to serve notice where you are? Who is the property for? Family, kids etc. These factors will need to be addressed before the process can begin.
Viewing
Here at Jay Anton Properties, we are happy to arrange a viewing of any property that we have available and will accompany where possible. All you have to do is get in touch.
Offer
If you like the property, it is best to make an offer sooner rather than later so you don’t miss out. All offers should be made in writing and with confirmation of your position.
Offer Acceptance
Congratulations! Your offer has been accepted! We will take a one-week refundable reservation deposit whilst we process your references.
References
We will provide you with a form that you will need to fill out including your current landlord and employers. This will allow us to apply for a credit check as well as references. We will also require copies of the last three months bank statements, pay slips and photographic ID.
Contract
Once references are finalised, we will email you a copy of the agreement. Should you like to see one sooner, we can arrange to send a draft to you. Contracts can be signed digitally.
Moving In Day
On the day of move-in, you will need to make sure the balance of funds is cleared into our client account before the hand over of keys. This will include the balance of the deposit and the first months rental. You will receive an email with the signed contract and any further paperwork.
Deposit
The deposit will be capped at no more than five weeks rent if the rent is less than £50,000 or six weeks rent where the total annual rent is £50,000 or more. This money is lodged with the DPS. You will be sent prescribed information.
Monthly Rent
You will be required to set up a direct debit to pay the rent monthly to our client account (where we manage the property) or into the landlord’s bank.
Issues
Should we manage the property, you will be required to notify us in writing of any problems that occur at the property whilst you are living there. Any emergencies such as a water leak you will need to call us. If the landlord manages the property, you will need to notify them of any issues.
